Who We Serve
We focus on the light commercial work that keeps local businesses open: independent restaurants and quick-service kitchens, strip-plaza retail and storefronts, medical and professional offices, and small mixed-use buildings. Property managers get clear written findings and scheduled maintenance windows that respect tenants. Owner-operators get straight answers on repair versus replace without a national-call-center runaround. Residential work across the same towns is covered on /florida and our town pages; this page is for business equipment and commercial agreements.
Rooftop Unit Service
Rooftop units (RTUs) take weather, grease-laden air near kitchens, and long daily run times. On a service visit we inspect belts, filters, coils and economizers, check electrical and controls, and verify the unit is actually delivering the airflow and temperature the space needs. We coordinate kitchen make-up air and exhaust so dining rooms stay comfortable without fighting the hood system. When a compressor, economizer or control board fails, you get a diagnosis and a written price before we order parts or schedule the crane if a full change-out is on the table.
Preventive Maintenance Agreements
Unplanned downtime on a Friday dinner rush costs more than a scheduled visit. Our commercial maintenance agreements set a quarterly (or otherwise agreed) PM schedule with service logs you can keep for landlords, health inspectors and insurance. Filters, belts, coils, drains and safety checks happen on a calendar, not when something smokes. Agreements can cover one RTU or a plaza with multiple units. Exact scope and visit frequency are written into the agreement before you sign.
Build-Outs and New Construction
Tenant build-outs and light commercial renovations need HVAC that matches the new floor plan, kitchen load and code. We design and install split systems and rooftop equipment for build-outs, pull the required mechanical permits, and meet inspections. Free consultations apply to new systems so you can compare options before the lease clock runs out. If a project also needs ductless zones for a rear office or server room, we install Mitsubishi systems as a Diamond Contractor; see /mitsubishi-mini-split-installation-tampa-fl for residential-style ductless detail that also applies to light commercial zones.

Commercial HVAC FAQs
Do you offer commercial maintenance contracts?
Yes. We write preventive maintenance agreements with a defined visit schedule and logs. Scope depends on the number of units, kitchen equipment and access. Call (813) 647-6010 and we will walk the property before quoting.
Can you service rooftop units?
Yes. RTU inspection, repair and replacement planning are a core part of our Tampa Bay commercial work, including belt, filter, coil and economizer service.
Do you work after hours for a restaurant or retail failure?
We are available all day, every day, with emergency after-hours service for no-cooling failures that affect business operations. Tell the person who answers that it is a commercial emergency and which unit is down.
Are consultations on new systems free?
Yes. Consultations on new systems and build-out designs are free. You receive a written proposal with equipment scope before work begins.
Can you help with utility or efficiency paperwork?
When a utility program applies to a commercial or high-efficiency project, we can help with the paperwork. Program rules and amounts change, so we verify what is current for your account rather than promising a fixed rebate on this page. Federal commercial building tax incentives also change over time; your tax advisor should confirm anything beyond the mechanical scope we install.
